Today we are talking about home staging and preparing your home for sale. When it comes to staging, you have a few different options as far as what to do.

If you have a vacant home or some odd spaces, you might want to consider hiring a professional. They can come in, add furniture, paint, and do what it takes to give your home a warm inviting feel. The drawback with doing this, however, is that professional stagers can be a little expensive.

If you are on a budget, there are a lot of things you can do on your own, such as,
  • De-clutter: People like open spaces and to feel like they aren't cramped. If you have large pieces of furniture or an overflowing closet, take those out. Take everything on the counter-tops away as well and pack it all up.
  • Lighting: Let the light shine in. People do not like dark homes. Open your shades, pull the curtains back, and clean those windows. Replacing light bulbs is also a good idea.
  • Clean: A good rule of thumb is "cleaning until it sparkles." It gives the impression that the home is well maintained and that will extend to the rest of the house. Make sure any smells are taken care of as well. If you've got pets, you probably don't even smell anything, but potential buyers do.
  • Curb Appeal: Your curb appeal is very important. How your home looks to buyers as they walk up to it is their first impression, and you want to make a good one.
If you have any questions about staging, don't hesitate to ask. Just give us a call or send us a quick email and we will get right back to you.

We Have Listings Other Agents Aren't Telling You About

Today, we want to bring your attention to the many listings we have on the market. It's currently a fantastic time to buy because there isn't nearly as much competition out there as usual, so buyers can gain leverage. Additionally, interest rates are still at historical lows, which means that it's often cheaper to own than it is to rent.

We can give you a sneak peek at upcoming listings if you're interested. If you have questions about any of these listings, give us a call or shoot us an email for more information and we'll get right back to you!

Thanks, and have a great week!

How we helped Loydene sell her home with our responsiveness

"My original plan was to list my house in April, sell it in June, and move in July. What actually happened was that we sold it immediately and had to move sooner than expected, which was a good thing! Before Max even listed it, he had gone out and scouted some people that he thought might be interested in buying it. I’ve sold several houses in my life and this transaction definitely went the smoothest. I truly felt I could call him at all hours and he was very responsive to me."

How we helped Gary with his real estate needs by looking out for his interests

"I was going to co-own a property but I was a little nervous about making the down payment because that was much more than I had in fluid cash. I told Max that I had a condo in North Park and he told me that it would sell in 10 days and he sold it in a weekend. It was just his knowledge of the market and patience that helped everything go along. He steered us in the right direction and looked out for our interests even though we didn’t realized that’s what he was doing."

Has the San Diego Real Estate Market Shifted for the Better?

The San Diego market is doing great right now. We currently have 8,500 homes for sale in our area, which is way up from the historic low of 4,500 homes we saw about 18 months ago. While the market is recovering, we're not quite back to where we were before the downturn - we usually see around 12,000 homes for sale during this time in San Diego. While this has resulted in slightly longer listing times, we still have one of the top 12 fastest moving markets in the nation, with the average listing selling in under 2 months.

In the recent past, our market was driven by investors buying up properties all over town. Luckily, the market has shifted for the better - many first-time buyers and move-up buyers are making moves due to historically low interest rates, which are sitting between 3%-4%. This is a sign our market is trending toward normal conditions.

A fun fact we came across recently is the price difference between homes owned by Democrats and those owned by Republicans. Trulia reports that the average price per square foot in Democrat households is $227, while Republican households are priced at $119 per square foot. This may indicate Democrats will start leaning toward loosening lending standards to support those prices. I guess we'll just have to wait and see.

Thanks for stopping by our blog. If you have any questions about our market here in San Diego, don't hesitate to shoot us an email or give us a call. We would love to assist you with all your real estate needs!
